Spec SuitesBuilding on the exceptional leasing success of earlier speculative suites across multiple levels, the Level 18 and Level 30 projects mark a deliberate evolution of Charter Hall, 3-Point and Vemi’s speculative suite strategy at 570 Bourke Street.
Level 18 (full floor) and Level 30 (three-way split) refine a proven model – moving beyond replication into a more targeted, high-performing approach that actively shapes tenant demand and strengthens overall asset positioning.
Rather than defaulting to generic workplace outcomes, the suites are intentionally expressive, balancing bold design narratives with commercial flexibility. Each environment is carefully crafted to attract a premium tenant profile while retaining adaptability and future tenant overlay.
A defining feature of the delivery was the live leasing environment, with tenants committing during construction. This required layouts, design details and spatial configurations to be adapted in real time – ensuring specific tenant needs were met while maintaining alignment with the overarching design intent, strategy and programme.
The result for Charter Hall is a more mature, intelligent speculative model: no longer reactive, but deliberately crafted to shape demand, reinforce leasing momentum, and deliver long-term value through design-led, commercially driven workplaces at 570 Bourke Street.
At the heart of the brief was a complex balancing act. The suites needed to appeal to a highly targeted, premium tenant demographic aligned with the 570 Bourke St positioning, while remaining flexible enough to adapt to unknown future occupants. The design response embraces this tension.
By continuing to push beyond conventional speculative approaches, Vemi, Charter Hall and 3-Point have demonstrated that bold, design-driven workplaces—when paired with strategic thinking and delivery rigour—can consistently attract high-quality tenants.
