Shaping Sustainable Workspaces Across Two High-Rise Buildings at Brights & Park

Vemi delivered nearly 5,000 sqm of speculative suites and targeted refurbishments across the North and South Towers at 485 LaTrobe Street, transforming existing floors into modern, efficient workplaces tailored to leasing market demands. The project encompassed multiple speculative suites, landlord works, services upgrades, and an extensive furniture re-use strategy, showcasing the potential of adaptive re-use to create sustainable commercial environments.

Across both towers, Vemi balanced retrofit efficiency with design impact, refreshing key arrival and breakout spaces while optimising service layouts to accommodate higher-density planning. All works were carefully staged within a live environment, ensuring minimal disruption while maintaining quality, safety, and programme certainty.

The result is a cohesive collection of flexible, cost-effective workplaces that feel contemporary and functional, ready for market, and designed to support future leasing potential while demonstrating the value of thoughtful, sustainable refurbishment.

We engaged Vemi to complete the delivery of the 485 La Trobe Street fitouts. They were instrumental in managing a challenging multi-floor retrofit within an occupied building and live environment.
